Abatement and Demolition Project Manager & Estimator

Job Summary:
The Abatement and Demolition Project Manager and Estimator is responsible for the entire sales and project management lifecycle for assigned projects and awarded accounts. This includes new lead generation, proposal development, cost estimation, subcontractor coordination, project initiation/kickoff and oversight and relationship management with clients.
Key Responsibilities:
- Lead the estimation process from project initiation to completion, collaborating with business development, project managers, engineers, developers, and other stakeholders to gather necessary information and develop accurate cost estimates.
- Attend site walkthroughs, onsite meetings and industry events as necessary. Build and maintain relationships with clients, potential partners and key stakeholders in the industry.
- Generate new sales leads from current and new organizations and government agencies.
- Review bid documents and requests for proposals to understand and outline the scope of work to create appropriate estimates and proposals.
- Prepare detailed and competitive cost estimates and proposals in response to client requests, ensuring compliance with project specifications, regulatory requirements, and company standards.
- Identify potential risks and uncertainties associated with projects, such as site conditions, environmental factors, and regulatory compliance, and develop strategies to mitigate these risks.
- Work with VP of Operations and Director of Business Development to create and finalize client proposals.
- Conduct comprehensive cost analyses, including labor, materials, equipment, and subcontractor costs, to determine project budgets and ensure competitive pricing.
- Evaluate and select vendors, subcontractors, and suppliers based on quality, cost, and reliability, and negotiate contracts and agreements to ensure favorable terms.
- Oversee the project initiation logistics. Coordinate all with the VP of Operations and Operations Manager on scheduling of laborers and equipment and supply ordering.
- Develop project plans. Coordinate vendors and subcontractors and ensure smooth kickoff.
- Resolve any project-related issues and address client concerns as necessary.
- Analyze the performance of projects including costs analysis, project schedule adherence, etc. Work with the leadership team to ensure personal and business metrics are achieved.
- Stay informed about industry trends, market conditions, and competitive landscape to inform pricing strategies. Work in collaboration with business development to identify bid opportunities
Qualifications:
- Bachelor’s degree in construction management, engineering, environmental sciences or a related field.
- 5+ years of experience in estimating, project management, or related roles within the construction industry. Preferred experience in building demolition and asbestos remediation projects.
- Strong organizational and time management skills with the ability to manage multiple projects and deadlines simultaneously.
- Knowledge of asbestos abatement, demolition, and construction methodologies, safety regulations, and environmental compliance requirements.
- Proven track record of successfully managing estimation projects, delivering accurate cost estimates, and winning competitive bids.
- Exceptional communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams and build rapport with clients, potential clients and stakeholders.
- Ability to read and understand project documents such as RFPs, contracts, estimates, schedules, architectural drawings, and technical specifications. Understanding of the government contracting process is a plus.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and Google Suite. Experience with project management software is a plus.
- Conversational Spanish is a plus.
Additional Information:
- This positon will require federal background checks and the ability to access government installations, including being badged.
- Local travel to various job sites in the DMV area (MD, DC, VA) is necessary.
- Flexibility in working hours may be necessary to accommodate site visits.
